Living and Dining Room Tour!

I feel like many other parts of a house aren’t usually seen because people mostly want to see the kitchen and master bedroom or office. But there are so many other rooms in our new house that I love! The dining room finally feels complete because of the rug. It’s crazy that a rug can make a room feel finished.

The living room — the couch took 8-10 weeks to get to us and we timed it so that it would be delivered the day after we moved in. We like taped the floor during construction to make sure it would fit. The matching ottoman was a last minute decision. We were going to just the one from our previous house but we didn’t really like that it didn’t match so we just ordered the matching one with the same fabric as the couch. Let me tell you: it is so nice for company to visit and EVERYONE can sit comfortably on the couch. At our old house, we only had space for 3-4 people to sit and more than half the time, we had to pull over dining room chairs to the living room to make more sitting space.

We were really lucky that a bunch of our furniture from our old home just happened to fit perfectly in the new house. You guys might remember the above pieces from our old house from my Instagram stories. They were in the living room but now obviously it fits in the foyer :) LOVE IT!

 

We have that craft paper up because we’re trying to figure out the size of a mirror or gallery art that we would need. The dining room walls are SO empty so I definitely need to work on that next. Any ideas? We’re thinking a mirror above the buffet but what about the wall with the craft paper??

We’re also eventually going to change out the chandelier. We hate it, lol

 

Adjacent to the dining room is the butler’s pantry but also our mudroom; which is probably the 2nd favorite room in my whole house. When we were building the house, we knew we wanted the mudroom to have a bench and cubbies, like you see above. However, the builder wanted to charge us $7000 for that. We decided to ask for a cheaper option; it was still $3300 and it was nothing like what you see above. It was literally a piece of wood for a bench, a piece of wood for a “shelf” and closed off cubby holes that you couldn’t use. It was extra $$ to put in drawers or carve them out. We nixed the entire idea and just told them to give us a blank mudroom.

We found a contractor who came and built out the above mudroom cubby and bench for $800. INSANE, right?! He was awesome, too. He came and measured and asked me whether or not we wanted 3 or 4 cubbies and told us what size the openings would be. I didn’t realize we would be able to have 4. I’m so glad we ended up with 4. Additionally, he sanded everything so all we had to do was paint it ourselves.

I found custom bench cushions on Wayfair. On Etsy, people were charging like $260 for a long bench cushion but on Wayfair, I got the above for $102.

You might have seen on my Instagram stories how I excited I was when our living room shutters came. They took 10 weeks and for a long while, we just had craft paper covering up the bottom half of the window. SO happy with how the shutters turned out. You can pull the entire panel open to clean the windows and the top and bottom of the shutters operate separately from each other so you can have the top half open and the bottom half closed and vice versa. We typically have the top open and the bottom tilted up so Winston can’t look out and bark at random things he sees in the yard, lol

 

Haha, and you might’ve also seen on Instagram stories how thrilled I was that we FINALLY got our stair runners installed. Omg, the entire process took FAR too long. We went through three different companies and finally found one. It was well-worth the wait because I love how they turned out but man, this was the first thing I wanted to get done when we moved in and of course it was the last thing that got done. In hindsight, it was probably better that way because we had so many contractors coming in and out the first couple months that they probably would have dirtied up a stair runner anyway if we had installed it right when we moved in.
